Some Good News Hoboken and Jersey City


There continues to be good news all over the country: we’re focusing on Some Good News in Hoboken and Jersey City. 


The Hudson County Hunger Project delivers meals to the community's most vulnerable. The initiative began as a way to utilize restaurant food supplies, the kitchen, and to keep the staff working while helping those who need it most. The joint effort between community members, restaurant owners, and students within New York and New Jersey have raised over $16,000 and delivered over 13,000 meals to date. Keep it going!


Hoboken city officials and local artists are lending a hand to small businesses that have been economically impacted by the virus. The organization is seeking to raise $2 million, and the opening concert on May 16 will be co-hosted by Mayor Bhalla and celebrity chef Buddy Valastro from The Cake Boss.  (On a personal note, I happen to have my own resident pastry chef Maxine Brown, my third daughter. She's baking up a storm, hence the COVID 15. And if anyone's looking for fabulous desserts, she's available for hire!)


Greater Good Events in Jersey City just launched a virtual wedding package. It includes bridal gown rental, a bouquet, wedding cake, beauty tutorials from salons, and they even offer virtual wedding photos. Traditional weddings have been somewhat derailed by the virus, but for some couples that refuse to let the virus throw them off track, they're going to do it. The company managed to figure it out. And I gotta tell you, as the mother of four girls: imagine your savings!

Have home values in Hoboken and Jersey City been impacted by the past two months?


I have to say, it's too early to tell. We still have low inventory and to be honest with you, the market was on a total pause. Just this past weekend, things have started to shake out a bit. People are coming out. Up until closings happen and we're down the road a few months, we won't see what the pricing has done. All in all, I’m super positive and our market is returning, we're starting to see a spring market. 


The stock market is up - is this good news for the real estate market?


The stock market is up, which is great. And 70% of my clients work in finance. I have to say that it's definitely helping consumer confidence. Buyers are returning to the market, and people that have lost a significant portion of their retirement fund are getting some of that back. So I would say that yes, the stock market being up is definitely a good thing. 


What can you do besides photos and videos to market a listing?


This weekend, I had my first three Zoom virtual open houses. Here’s what I am currently doing: 

  • 3D tours on all properties 

  • Facebook ads

  • Email blast to my entire database and all my open house leads

  • Posts on Zillow and the MLS

  • 3D Open House tours


During my first virtual open houses, I showed the entire property, answered live questions, and I got two appointments from the first one that I did. And don’t worry - I’m working on the camera so I don’t make people dizzy! 


Agents have to find other ways to get their properties out there. Virtual showings also alleviate some people coming in to have a tour of a property. They go to see this virtual open house, they're going to know if they're serious and if they want to take a look at the property.
