When you start the process of selling your home, there are many questions to ask your listing agent to ensure they're the right person for the job. It's wise to be picky when interviewing real estate agents, because who you pick will be responsible for guiding you through one of the most significant transactions of your life! Here are some helpful questions to get you started. 

“Are You A Full-Time Agent?”

Simply put, make sure that you're working with a full-time agent. Full-time agents are much more professional and accessible at all times and are more likely to know what they're doing with getting your home sold.

“What Is Your Marketing Strategy For My Home?”

Every listing agent should have a marketing plan of action to tell you exactly what they're going to do to get your home sold. Ask them to explain the step-by-step strategies to get your home listed, shown, and sold. A marketing plan of action is critically important, and your agent should discuss it at length. 

“What Is The Best Price We Can Get?”

Ask your agent how much money they think you can make if you list your home with them. Every agent you interview should prepare a comparative market analysis and a detailed marketing plan. This question will give you an idea of their plan to sell your home at the best price. Be wary of agents that overshoot the price, especially if it's very different from any other comparative market analysis you've seen. An agent who gives you an inflated price usually tries to impress you and knows that your home will sell for less than they claim. Ensure that the agent you're working with gives you a realistic price that aligns with the current market data. 

“How Long Do You Think It Will Take to Sell My Home?”

An agent needs to be aware of the average days on the market of comparable properties, and they should have an answer based on research on your specific neighborhood. In addition, they need to demonstrate their knowledge of your type of property, the market behavior on a larger scale, and how it will affect your home's days on the market. 

“What Can I Do to Improve My Home?”

Can the agent recommend improvements to help sell the property? You always want an agent who will be upfront about issues with your home, especially when easy fixes may increase its value. Cosmetic issues are also something your agent should tell you about and help make the house look its best.
