Prices climbed steadily through the quarter, rising from $955,000 in July to a new high of $999,500 in September, while the share of over-asking sales held firm in the low 70s. The one shift worth noting is pace: the median time on market stretched from 11 days in July and August to 16 in September, the clearest early sign of a market easing into fall. Prices kept their footing even so, with national mortgage rates still hovering in the mid-6% range.

Inventory leans heavily toward condos, with 66 two-bedroom and 55 one-bedroom units leading the way, alongside 19 three-bedroom homes of all types for larger households. Much of that supply is fresh: about two-thirds of the active listings came on the market during September, which helps explain why buyers suddenly have more to choose from.
