October 2026 Snapshot
Jersey City Housing Market Statistics: October 2026
October was the month Jersey City’s market shifted. Through the summer, prices rose and homes sold fast and over asking; in October, buyers got the upper hand they’d been waiting for. Homes took longer to sell, far fewer drew competing offers, and the average sale came in under list. This reads as a market rebalancing after a hot stretch, not one in retreat, demand is still there, it’s just more measured. Here’s what changed citywide and neighborhood by neighborhood, plus what’s on the market now.
The takeaway: This was a decisive shift toward buyers. The average home sold below its asking price and the share of competitive, over-asking sales thinned out, while homes sat on the market noticeably longer than they did over the summer. For buyers, that means real negotiating room for the first time in a while; for sellers, it means pricing sharply and expecting to meet the market rather than beat it. The fundamentals are intact, but the leverage has moved.

The Trend
Jersey City Home Price Trends (August to October 2026)
The price dip is the least of it. The sharper signal sits outside this table, in how homes sold: the share closing at or above asking fell from about half to just over a third, and the average sale crossed from right at list to below it. That’s a market where bidding wars faded and buyers started winning concessions, a genuine change in leverage rather than a one-month blip in price. Mortgage rates rising into the low-7% range through October are a direct driver, thinning the pool of buyers willing to stretch and handing those who remain more room to negotiate.
The median fell about 5% from September to $760,500 while the median time on market stretched from 23 days to 28. With 842 active listings, about 7.7 months of supply, buyers have real room to negotiate, and only 37% of homes sold at or above asking.

Homes for Sale in Jersey City Right Now
As of the end of October, 842 homes were active on the market across Jersey City, with a median list price of $754,500, just below the month’s median sold price, a sign sellers are pricing close to where the market is clearing. At the current pace of sales, that’s about 7.7 months of supply, firmly in buyer-friendly territory and consistent with the shift in leverage the month’s sales showed.
Condominiums and co-ops dominate the for-sale market, making up 566 of the 842 active listings, with two-family, three-to-four-family, and single-family homes rounding out the options for investors and owner-occupants. By size, two- and three-bedroom listings lead the way in nearly equal measure, giving both right-sizing couples and growing families plenty to weigh. Supply keeps refreshing, with 319 of the active listings having come to market during October, so buyers heading into the fall have no shortage of choices.
