What happened in Weehawken this July?
The median home sold price was $770,000 across 7 closings, with homes selling in a median of 20 days and 43% closing at or above asking price. After June’s fast, seller-favored peak, July settled into more balanced territory. The month’s lower median reflects a condo-heavy mix with no single-family closings, not a broad decline in values. July 2026 Snapshot
The Numbers at a Glance
July cooled from June’s peak but stayed active. Well-priced homes still moved, though buyers found a bit more room to negotiate as the summer went on and closings landed just below asking on average.
The Trend
A Quarter in Motion
June’s spike reflected a run of higher-priced sales; July’s pullback reflects the opposite, a smaller, condo-weighted batch with no single-family closings. Read together, the three months point to a normally active summer market that has settled back into balance rather than any real softening in values.
Condos Led the Way
Volume vs. Headline
Six condos drove July’s volume. One three-family stole the headline.
Condominiums accounted for 6 of July’s 7 closings, with a median sold price of $754,500, making them the clear engine of the month’s volume. The lone non-condo sale, a $1,900,000 three-family on King Avenue, was also the month’s top closing.
With no single-family homes closing in July, the month’s overall median naturally reflects the condo market. In Weehawken, waterfront condos and multi-family investment properties remain two distinct markets with different buyer profiles, and pricing strategy should reflect which one a property belongs to.
Active Inventory
What’s Currently on the Market
As of the end of July, 43 homes were active in Weehawken with a median list price of $1,149,000, running above July’s condo-weighted sold median. At the current pace of sales, that’s roughly 6.1 months of supply, giving buyers more room to shop and negotiate than in Hoboken’s tighter market. Active inventory leans toward two-bedroom condos, with a healthy stretch of multi-family properties reflecting Weehawken’s continued appeal to investors.
