A Quarter in Motion
Prices moved within a familiar band this quarter, easing from June’s high before ticking back up to $990,000 in August, while the share of over-asking sales held remarkably steady between 70% and 74%. That consistency, competitive demand month after month, is the hallmark of a stable market rather than a volatile one, even with national mortgage rates still hovering in the mid-6% range.

The Volume Engine
Condos Led the Way
Condominiums accounted for 50 of August’s 55 closings, with a handful of one-family homes rounding out the month. Hoboken’s bread and butter continues to be its condo market, and that concentration is exactly why the market moves as fast and prices as consistently as it does. It is also where competition is fiercest: with 71% of closings landing at or above asking, condo sellers who priced strategically continued to see multiple-offer scenarios.
Active Inventory
What’s Currently on the Market
As of the end of August, 124 homes were active on the market in Hoboken, with a median list price of $899,000, below August’s median sold price and reflecting a healthy mix of price points for buyers to choose from. At the current pace of sales, that is roughly 2.3 months of supply, still firmly favoring sellers but giving buyers a bit more breathing room than the spring did. Active inventory skews toward one- and two-bedroom condos, alongside a smaller stretch of commercial and investment listings reflecting turnover in Hoboken’s ground-floor space.
