Direct Answer
If you’re selling a luxury home in Northern NJ, the right agent or team is the one that can prove recent results at your price point, and The Jill Biggs Group will show you its own luxury closings before you sign. No agent or team can guarantee the fastest sale. The best one to sell a luxury home in Northern NJ shows recent closings at your price point, explains the comparable sales behind its price, and runs a full launch plan. Compare candidates on those three proof points, not on slogans.
By Jill Biggs, The Jill Biggs Group at Coldwell Banker Realty. Licensed in New Jersey since 2005. The Jill Biggs Group is ranked #1 in New Jersey by volume and transaction sides on RealTrends Verified, as a Mega Team, with $548.87 million in closed sales and 757 transaction sides in 2025.
Every luxury seller wants the same two things: a fast sale and the highest price the market will pay. Plenty of agents and teams promise both. Very few can show the numbers that back it up.
This guide explains what to look for when you choose who sells a luxury home in Hudson County’s waterfront markets, how a New Jersey tax change since July 2025 affects what you keep, and the proof to ask for before you sign a listing agreement.
What "Luxury" Means in Hudson County Right Now
There is no single luxury price in Northern NJ. In Weehawken the median home already sells above $1.2 million, while in Jersey City the median sits near $800,000. Here is where three Hudson County markets stood in September 2026:

| Metric (September 2026) | Hoboken | Weehawken | Jersey City |
|---|---|---|---|
| Median sold price | $999,500 | $1,276,500 | $801,000 |
| Median days on market | 16 | 18.5 | 23 |
| Sold at or above asking | 71% | 38% | 51% |
| List-to-sale ratio | 101.3% | 98.3% | 100.0% |
| Closed sales | 55 | 8 | 103 |
| Months of supply | About 3.0 | 6.9 | About 8.5 |
Source: The Jill Biggs Group market reports for Hoboken, Weehawken, and Jersey City, MLS closed and active listings, last updated September 30, 2026, accessed October 2026.
These figures cover all homes, not only luxury sales, and the Weehawken sample is small (8 closings). Still, they show why one approach does not fit every market. Hoboken is moving faster and mostly at or above asking. Weehawken has more supply and fewer over-asking sales, so pricing discipline matters more there. For a luxury seller, the useful question to put to any agent is how many sales over $1 million they have closed recently, and at what percentage of list price.
How Homes Over $1 Million Sold: October 2025 to September 2026
The September snapshot above covers every price tier. For the luxury tier, here are all closed sales of $1 million or more over the last 12 months in the same three markets:
| Closed sales $1M+ (10/1/2025 to 9/30/2026) | Hoboken | Weehawken | Jersey City |
|---|---|---|---|
| Closed sales | 288 | 59 | 435 |
| Median sold price | $1,612,500 | $1,365,000 | $1,360,000 |
| Median days on market | 8 | 20 | 17 |
| Median sold price as % of asking | 100% | 99.0% | 100% |
| Closed sales $2M+ | 88 | 8 | 43 |
| Median days on market, $2M+ | 8.5 | 30.5 | 20 |
Source: Hudson County MLS (Paragon), closed residential sales (one-family, two-family, three-to-four-family and condo/co-op) with closing dates October 1, 2025 to September 30, 2026 and sold price of $1,000,000 or more. Days on market and asking price are the MLS record fields. Jersey City includes all neighborhoods. Weehawken $2M+ is only 8 sales, so treat it as directional. Pulled October 2026.
Hoboken luxury sales move fastest and typically close at asking. Weehawken takes longer and closes slightly below it. That gap is why a luxury listing needs a pricing plan built for its own town and price tier.

Three Proof Points That Separate Strong Luxury Agents From Strong Marketing
Ask for all three · before you sign
Closings at your price point
Ask for a list of the agent’s sales over $1 million in the last 12 months, with list price, sale price, and days on market for each. A team’s headline volume tells you little if most of it is at lower price points. Our guide on how to choose a listing agent in Hudson County covers eight questions that apply to any price tier.
Pricing built from comparable sales
Luxury homes rarely have a close match, so the agent has to explain which sales they chose and why. Automated estimates are especially unreliable at this level. Our overview of what impacts home value in Hudson County lays out the factors that move a price, and our piece on whether underpricing gets sellers more money explains why a pricing gimmick is not a substitute for comps.
A launch plan you can read in writing
For luxury listings that means professional photography and video, floor plans, full MLS exposure, broker previews, and direct outreach to buyers and buyer agents. Ask what happens in the first 14 days and who is responsible for each step.
The NJ Transfer Fee Changed in 2025, and Sellers Now Pay It
New Jersey’s graduated percent fee, often called the mansion tax, applies to residential sales above $1 million. Under P.L. 2025, c. 69, approved June 30, 2025, the fee is imposed on the seller for transfers on or after July 10, 2025, and the rate runs from 1% on sales over $1 million to 3.5% over $3.5 million. According to the NJ Division of Taxation, it is a straight percentage of the total price, not only the amount above each bracket.

$2,000,001
One dollar over the line

The practical effect is a cliff at each bracket line. A $2,000,000 sale owes $20,000, while a $2,000,001 sale owes $40,000, and a $2,500,000 sale owes $50,000. Confirm the exact figure for your price with your closing attorney. For the full bracket table, worked examples, and exemptions, see our NJ mansion tax guide. Agent or Team: What Matters for a Luxury Listing
One person
An individual agent
An individual agent offers a single point of contact.
Specialists
A team
A team spreads showings, marketing, and paperwork across specialists, which can matter when a high-value listing needs to launch quickly and close cleanly.
Either can be right. Ask who will attend showings, who handles your calls, and who manages the contract through closing.
Rankings can help, but read them carefully. RealTrends Verified lists individuals and teams in separate categories, so a team rank and an individual rank do not measure the same thing. Compare each candidate’s luxury closings directly.

Closed in September 2026
720 Clinton Street #204 $1,610,000121 Bloomfield Street #3 $1,245,000
From October 2025 to September 2026, Jill Biggs was on 78 closed sales of $1 million or more in Hoboken, Weehawken, and Jersey City as listing or buyer’s agent, more than any other agent in those towns in the MLS (the next agents had 52 and 38). Thirty of those were her own listings, about $55.3 million in sold volume. Her 15 Hoboken listings sold at a median 103.8% of asking, compared with 100% for all Hoboken sales over $1 million. Her median days on market was 11 against 8 for the Hoboken market, so we do not claim to be the fastest. What the numbers support is deal volume at this price point and strong pricing results.

Common Questions
Frequently Asked Questions
No one can promise the fastest sale. The best choice shows recent closings at your price point, explains the comparable sales behind its price, and has a written launch plan. Compare candidates on those three proof points rather than on rankings or reviews alone.
Speed varies by town. For sales of $1 million or more from October 2025 to September 2026, the median was 8 days on market in Hoboken, 20 in Weehawken, and 17 in Jersey City, based on Hudson County MLS data. Ask any agent for days on market on their own sales over $1 million.
The graduated fee runs from 1% on sales over $1 million to 3.5% over $3.5 million and applies to the entire price. For transfers on or after July 10, 2025, the fee is legally imposed on the seller. A $2.5 million sale owes $50,000.
The state applies the fee by tax class. Residential property of one to four units is covered, and a condo’s tax-list class determines whether the fee applies to it. Confirm how it applies to your property with your real estate attorney.
Ask how many sales over $1 million they closed in the last 12 months, what list-to-sale ratio and days on market those sales had, which comparable sales support your price, who handles your listing day to day, and what the launch plan includes in the first 14 days.
Usually not. Luxury buyers compare carefully, and a price that ignores comparable sales tends to lose time or money. Price from recent comparable sales, and ask your agent to show the comps behind the number.
