The Numbers at a Glance
August’s median sold price of $660,000 was the quarter’s highest, and accurately priced homes continued to draw competition. In all, 62% of the month’s closings sold at or above the asking price, the strongest over-asking share of the summer. At the same time, the median home took 34 days to sell, a noticeably slower pace than earlier in the season, a sign that buyers and investors are moving with less urgency.

The clearer shift was in pace: days on market roughly doubled from July’s brisk 19 to 34 in August, as a few longer-sitting listings closed and overall inventory continued to build. Together that points to a market where prices are holding their ground while buyers gain a little more leverage, welcome news for anyone who found early-summer competition tough. National mortgage rates in the mid-6% range remained part of that calculus.

A Market Built on Multi-Family
Union City’s housing stock tells a different story than its neighbors, and August underscored it: every one of the month’s five largest sales was a multi-family home. Condos drove the volume, while the multi-family segment did the heavy lifting at the top end.

While condos accounted for 7 of the 13 closings, they clustered in the lower and middle of the market at a median of $450,000. Two-family homes, by contrast, closed at a median of $805,000 and three-family homes at roughly $1,035,000, about double the typical condo price. It remains a market that draws owner-occupants and investors alike, with the multi-family segment doing the heavy lifting at the top end.

As of the end of August, 153 properties were active on the market in Union City, with a median list price of $660,000. That sits right in line with where homes are closing, a sign that sellers are pricing in step with the market. At the current pace of sales, that is roughly 11.8 months of supply, a distinctly buyer- and investor-favorable reading, and considerably more breathing room than neighboring Hoboken or Weehawken offer. Active inventory reflects Union City’s investment-heavy character, with condominiums and co-ops alongside a deep bench of investment and multi-family listings.
