July’s dip to $830,000 reflected a lighter, lower-priced batch of condos, while August’s rebound to $1,125,000 came from a mix weighted toward pricier multi-family and single-family homes. National mortgage rates in the mid-6% range remained part of the backdrop.
The 46-day median is a function of what closed, not of weakening demand. Several higher-end and multi-family listings that had been on the market between 53 and 88 days closed in August alongside homes that sold instantly, and 64% of sales still landed at or above asking.
