September 2026 Snapshot

Union City Housing Market Statistics: September 2026

September was Union City’s busiest month of the quarter. Closed sales more than doubled from August, the typical home sold in about three weeks again after a slower August, and multi-family homes continued to anchor the top of the market, though a condo cracked the five largest sales for the first time in months. Prices stayed right where they’ve been all summer.

The takeaway: The headline story in September was volume. Closed sales jumped to 31, well more than double August’s 13, while the median sold price held firm at $640,000 and the typical home sold in 19 days, back to July’s brisk pace after August’s slowdown. With more than half of closings landing at or above asking and the list-to-sale ratio back above 100%, accurately priced homes again drew real competition.

Median price per square foot isn’t included this month, consistent with the rest of the Union City series. Square footage is reported for condominiums but not for the multi-family homes that make up much of the market.

The Trend

Union City Home Price Trends (July to September 2026)

Median price stayed remarkably steady across the quarter, sitting in a tight band between $640,000 and $660,000 from July through September. The real movement was in pace and volume: days on market dropped back to 19 after August’s slower 34, and closings more than doubled month over month, a sign that buyers and investors returned to the table in force. National mortgage rates in the mid-6% range remained part of the calculus, but Union City’s steadier prices and deeper inventory continued to set it apart from its pricier neighbors.

The Volume Engine

What Types of Homes Sold in Union City This Month?

Union City’s housing stock continues to set it apart from its neighbors, and September showed its full range. Condominiums were the most common sale at 16 of the month’s 31 closings, but they clustered in the lower and middle of the market at a median of $313,500. The value, as ever, sat in multi-family: two-family homes closed at a median of $746,000, three-family homes at $989,000, and the single largest sale of the month was a three-family at $1,158,000. One-family homes landed in between at a median of $677,500. It remains a market that draws owner-occupants and investors alike, with multi-family doing the heavy lifting at the top end, even as an $887,888 penthouse condo cracked the five largest sales this month.
